Choose & use a loan

Which type of loan do you need?

Home, car, education, personal or business loan? Compare what each funds, what you pledge and how repayments work.

The short answer

A home loan, a secured loan and a term loan can all be the same loan. Here is how the labels fit together—and which differences matter when you apply.

Purpose, collateral and repayment are three separate choices.

One loan, several labels

“Home loan” tells you what the money is for. “Secured” tells you an asset backs it. “Term loan” tells you it has a repayment schedule. These labels overlap: a home loan is usually a secured term loan, while a business loan may be secured or unsecured.

Start with the purchase: “I need ₹6 lakh for equipment I expect to use for five years.” You can then ask which product covers that equipment, when it should start earning money, and whether the repayments begin before that income arrives.

What each loan is meant to fund

Loan categories describe different needs; individual contracts control eligibility and use
CategoryTypical purposeSecurity and question to ask
Home loanApproved purchase, construction or specified housing workUsually property security. Is this purchase, plot, construction or renovation finance?
Vehicle loanEligible new or used vehicleUsually linked to the financed vehicle. Which on-road costs are included?
Education loanApproved study and eligible related expensesSecurity varies by scheme and amount. What balance will exist when repayment begins?
Personal loanPermitted personal expensesOften unsecured. Which purposes are excluded?
Business loanApproved operating costs, equipment or expansionCan be secured or unsecured. Is this a term facility or working-capital line?
Loan against propertyPermitted purpose backed by existing propertyProperty is security; this is different from a purchase home loan. What use and security conditions apply?
Loan against gold, deposits or investmentsApproved liquidity need against an existing assetAsk about valuation, eligible advance, maturity and consequences of a fall in security value.

A home loan is not the same as a plot loan

The official SBI home-loan website separates purchase/construction, plot and repair products. SBI’s car page identifies eligible passenger vehicles. Its student scheme lists course-related expenses. These examples show why you should read the specific scheme rather than assume everything associated with a house, car or course is covered. SBI home products, car scheme and student scheme provide starting points.

Security is a separate classification. “Secured” means an asset supports the borrowing; it does not mean the payment is safe for your household. “Unsecured” generally means no specific collateral is pledged, not that repayment is optional. Co-borrower and guarantor obligations need their own review.

Term loan, overdraft or revolving credit?

A regular amortising term loan is paid down over an agreed schedule. An overdraft or cash-credit facility generally allows drawings within a permitted limit under its conditions. A credit-card balance has its own billing and repayment rules. A calculator built around equal monthly instalments is useful for a term-loan scenario; it will not automatically reproduce a changing overdraft balance or a revolving card account.

Match the structure to the need. A one-off asset purchase and a seasonal inventory gap are different cash-flow problems. Ask whether interest is based on the amount actually drawn, whether a limit can change, what must be repaid at maturity, and whether renewal is required. Do not treat a renewable facility as a guaranteed permanent source of money.

The ₹10 lakh car: five years or seven?

Suppose a vehicle costs ₹10 lakh and you can contribute ₹2 lakh. An ₹8 lakh reducing-balance loan at an illustrative 10% for 60 months has EMI of about ₹16,998, with roughly ₹2.20 lakh interest before fees. Extending the same amount and rate to 84 months cuts EMI to about ₹13,281 but raises interest to about ₹3.16 lakh. Neither rate is a current offer; the example isolates the effect of tenure.

Seven years saves about ₹3,717 a month here, but adds roughly ₹96,000 in interest. Then come fuel, maintenance and insurance. If you also price a personal loan for the purchase, use the same ₹8 lakh and term so you can see what the product itself changes.

Narrow down your options

  1. State the permitted purpose and collect its invoice, cost estimate or admission documents.
  2. Decide which assets you are willing to pledge and which you need to protect.
  3. Use reliable income to set a payment budget after essential costs and existing commitments.
  4. Compare net funds available, total repayments, fees and flexibility on matching assumptions.
  5. Ask what happens if income falls, the project is delayed or a floating rate increases.

Common questions

Is a business loan always secured?

No. The security arrangement depends on the product and sanction. Check the actual collateral and guarantee requirements.

Is a loan against property a home-purchase loan?

They are different products. One uses existing property as security; the other funds an approved housing purpose.

Can an EMI calculator model an overdraft?

A standard EMI model assumes scheduled instalments. An overdraft needs its actual drawing, repayment and interest rules.

Does the lowest EMI mean the lowest cost?

No. A longer repayment period can reduce the monthly payment while increasing interest and extending your commitment.
